Occupancy can also scale down (from 12 rooms / 24 guests) or expand with additional guest houses on request.

Payment: Rates include 20% broker commission. Deposit 40% on reservation (100% if booked <60 days before arrival); balance 60 days prior. Security deposit 20% of rental, due 30 days before check-in; refunded within 10 banking days after departure if no damages/extras.
Cancellation (full refund windows): Low season (May & Oct) — more than 45 days before check-in; Medium (Jun & Sep) — more than 60 days; High (Jul & Aug) — more than 90 days. Security deposit refundable in all cancellation cases per owner policy.
Stay: Check-in 16:00 / Check-out 10:00. Minimum stay typically 7 nights. Events & parties allowed with prior approval (extra charge may apply). Climate Crisis Resilience Fee (directive 2011/89/EE) is charged per night in addition to rental and payable at check-out or deducted from the security deposit. VAT included where applicable.
