Remodeling ideas to increase your home value
Remodeling your home to increase its value need not cost an arm and a leg. Breaking down your house and rebuilding it from the ground up is not an option for most people. But, with a little bit of thought and planning, there are a host of ideas you can implement to create a better liveable space, make it look more attractive and most of all, add value. Whether you are selling soon or in the long term, any upgrades will be worthwhile.
The fist thing to do is take expert advice from a reputable agent who knows your area well. Putting in a pool may be a great idea but will you be able to recover the value when it comes to selling? Granite counter tops will certainly up the look of your kitchen but once again, does the area support this kind of enhancement?
The easiest and cheapest starting point is a good coat of paint! Start with the outside and fill in cracks, replace lost bricks and tiles, sweep down the dust and clear the gutters. Then paint the place! If applicable and you can do the outside pavement wall that is great too. If possible repaint your roof with long-lasting paint.
The most meaningful room to upgrade first is the kitchen, This room is often the heart of the home and the family gathering place. Cupboards, floors, counter tops, ovens and breakfast nooks can be overhauled. Be aware of themes! Vintage cottage may be quaint and fun but will a potential buyer want that? Don’t spend a fortune on fancy moveable appliances unless you intend leaving them behind and offering them with the home.
Adding another bathroom is a definite improvement and any home will increase in value. Add a bathroom to the main bedroom if possible or add in a guest bathroom. Choose neutral and timeless colours and styles.
Use existing space more cleverly! That underground basement could become a den for Dad or the teens. A dusty attic upstairs could become a play room or TV room. A dusty nook under the stairs could be modified to include a built-in bookcase or shelving. Plans may be needed so do all the investigations first.
Look upwards! Changing lighting fittings makes a huge difference. Go for style combined with energy saving, eco-friendly and go-green options. This reduces energy costs and adds a great selling factor. Dropped ceilings bring a fresh and modern look to a tired and jaded room. Down lighting and up lighting also increase the ambiance at a low cost. Remove old heavy curtains and dust filled carpets and open up the space with light and fresh colours. A few great wall pictures go a long way too!
pend time in the garden. Landscaping companies are costly but a bit of weekend gardening will do the trick as well as being rewarding and healthy. Plant trees that will grow large and offer shade, clean up weeds, build a pond or a water feature and then maintain it! Nothing looks worse than a neglected weed-filled garden.
Finally, build a deck for those long summer relaxing evenings and barbecues. Once again, some DIY skills will help to reduce costs and your local building store will be more than willing to advise. Mykonos Estates offers a design service which is always individually made to meet your needs, based your style and budget.
Once you have done all or some of these renovations, you may not want to sell your home! But if you do, the value will certainly have increased as a result of your efforts.
